April Encinitas Real Estate Market

New real estate data for the months of April and March find notable gains for real estate in Encinitas and real estate nationwide.

Today the National Association of Realtors released their information on existing-home sales in March. While they found that sales slipped on existing homes by 0.6% from February to March of this year, the rates on sales is still 10.3% above the previous years numbers.

According to the chief economist at NAR, Lawrence Yun, buyer traffic is 25% where it was just a year ago.

North San Diego County Association of Realtors announced numbers for North County, including Encinitas real estate, as well recently. According to their April 2013 HomeDex Report, March 2013 saw the highest median price in North County since 2008, with the median price of a single-family detached home up 11.11% from February to $525,000.

Additional data released in the April HomeDex report included a significant rise in the number of single-family detached houses that sold in North San Diego County from February to March – 43.37% – with the number of days on market falling from 38 days in February to 26 days in March.

Encinitas real estate particularly stayed close to the trends of the county; average market time is roughly 40, with 93 SFD houses currently active on the market and 45 homes selling in March at an average price of $963,902.
