As originally reported by USA Today, housing starts for the month of June 2012 are the highest in 4 years, having jumped 6.9%. Initially, analyst expectations for the construction of homes and apartments were significantly below the seasonally adjusted annual rate of 760,000 that became reality.

Other numbers of note regarding the housing report for June that affect Encinitas real estate includes:

  • Single-family home starts increased 4.7% to 539,000, their highest since March 2010.
  • Regionally housing starts rose 36.9% in the West.
  • The expectation is for 765,000 homes to be built this year, compared to 612,000 in 2011.

Has the housing market gotten back to “normal?” Not yet; a healthy number of annual starts is about 1.5 million, which is twice the number expected for 2012, but there are clearly strides being made in the direction of recovery.
