Purchases of Encinitas houses through a developer or home builder is nothing like a sale through a lender, private sale, or short-sale. Typically, talk of negotiating a price and terms are irrelevant because when you are buying a newly built home the builder or developer dictates the terms on which they will sell you a home in their community. They know that there is demand for new houses in the community and can outlast any buyer. Their list price of the home is the price you pay.
As a realtor with Coldwell Banker Encinitas however, I have insight and a way around their list price. If the builder or developer has a large inventory I have experience to talk them down from their list price in exchange for your testimonial of the community and help spread word of how good the community is. It is always easier to sell a community that is populated versus empty houses on every block.
Builders normally have standard contracts they use with every buyer. Everyone pays the same deposit, with standard contingency removal or objection periods, and a standard set of disclosure they send to every buyer. Just like bank the larger they are the more unwilling they are to budge on price and contract. It never hurts to ask for free upgrades but make sure you ask up front before you commit to purchase. Once you commit you aren’t guaranteed anything that isn’t in your contract.
Remember, price and contract may be moot when dealing with a purchase from a builder or developer, the larger they are the less willing they are to negotiate. It doesn’t hurt to ask for extras BEFORE you commit.
