6-Year High Price Growth for Encinitas Homes

Homes for sale in Encinitas have seen a steady increase in prices over 2012 and, in fact, homes for sale in Encinitas and homes for sale across the nation have seen the largest annual increase since August of 2006. Home prices were up 3.8 percent from a year ago in July.

New MLS data compiled by the real estate metrics company CoreLogic shows that the increasing trends we saw for the month of July have extended into August. July saw a month-over-month appreciation of home prices that reached 1.3 percent, which was up from 1.2 percent in June. August is expected to show an appreciation of 1.3 percent as well.

Compared to the peak seen in April of 2006 home prices are still off by about 27 percent, but this continual growth bodes well for the real estate market around the United States. Areas such as Phoenix, Arizona and Houston, Texas saw the largest year-over-year changes.

California has seen some of the largest peak-to-current price drops (38 percent), but the market is improving and seeing significant price growth along with the rest of the country, especially when it comes to Encinitas real estate.
