Carlsbad Homes, What is not to Love?

A new study came out today that discusses Carlsbad homes.  In this study the findings were conclusive that this is a buyer’s market.  There is a relatively complex definition of a buyer’s market, and I do not want to lose any of my readers, so I am going to explain this as simply as possible.  Not because you cannot understand, but because I do not want to be too boring for you!

The study looked over Carlsbad homes and surrounding San Diego County.  They chose Carlsbad homes to make data more concise, and when they mention Carlsbad homes it is supposed to representative of the entire county.

The study showed that in order for all of the houses to be bought in Carlsbad it would take 8 months.  What does this mean?  It means that if houses went on selling at their current rate and no new houses came on the market it would take 8 months to buy them all up.  Anything that is over 6 months is considered a buyer’s market.  That is to say that the demand is slightly lower than the supply.  This means that the buyers have an edge in the real estate market right now in our area.

This may sound like good news to those of you who are looking to buy a home, and bad news to those of you who are looking to sell a home.  This is not really the case.  San Diego county has consistently not followed national trends in real estate.  There has not been a better time to sell a home in our area in years.  This is not an opinion, it is a fact.  The cost of housing in this area has been steadily rising over the past 12 months, even as some increases in supply have been happening.  This means that even if there is a slight increase in how many houses are available, the houses here hold their value well.

It may sound like I am trying to have my cake and eat it too, but this is not the case.  It is true that it is a great time to buy a home, and it is true that it is a great time to sell a home.  This is the only area of the country right now that this is the case.  Our pricing does not succumb to national trends, so you can be confident in your purchase and your sale.  It is great to be in California and to be reading this news on Carlsbad homes and the surrounding area.
