Every home owner who is looking to sell their property is eager to close. And as I’ve written in the past, you are free to put your home to market year round. However, statistics show that there are better times to list your home on the housing market than others. What is the right time? Today, I’ll show you.
Defining Spring
It is a common thought that spring is the best time in the year to put list your home on the market. This old adage is quite true, but it requires defining spring a bit differently. The spring months that give home buyers an edge is actually considered winter by many.
Data shows that the months that give home buyers an advantage on the market is December 21st through March 21t. This advantage meant that houses were more likely to sell in the first 180 days on the market than those listed in other months. Homes sold during these dates were also found to be sold at a smaller discount that those sold in months in June and beyond.
The Longer You Wait, the Less You Get
The data found that waiting later in the year, you were more likely to have to sell at a discount. In California, homes on market from December 21st to March 21st had roughly 9 to 11 percent advantage in selling quicker. This is probably due to the fact that winter less people are likely to want to move during winter months.
It seems from this information that the longer you wait in the year to sell, the less success you will have. That’s not to say that your home won’t sell. There may be less prospective buyers looking during that time.
Should You List if You Missed This Window?
If you are looking to sell your home in Encinitas of the surrounding area, you should absolutely consider putting your home on market. By reading the data, you simply have a 10 percent disadvantage if you wait towards winter. That means you still are likely to sell and sell quickly.
Luckily, in California, the weather permits a relatively easy move throughout the year. This gives California residents an advantage for buying and selling their home during the winter months compared to other locations.
If you are looking to sell your home in the greater Encinitas California area, I’d be happy to get you listed. Send me and email or give me a call and we can discuss your property. I can help you get an understanding of the local market and what you should expect when selling your property. I look forward to hearing from you.
