Often, a home buyer will start their search with a list of needs and wants. These needs can range from closet size to kitchen size! Whether this is the first time you are purchasing a home or you are a seasoned veteran, it is important to go into the search with your curated list. But if you have your needs lined up, what are some compromises you can make? Take a closer look!

Compromises During the Home Search

While some items on your list may be necessities, some items could be compromised on. Typically, compromises are items that do not hold a ton of weight during the home buying process. The average home buyer can compromise on:

  • Floor Plan: In some cases, you can compromise on a floor plan. If you are looking for an open kitchen, an existing wall could be taken out and some remodeling could be done. This is a great example of an item that could be compromised on during the home buying process.
  • Cosmetic Home Updates: If the wallpaper is ugly, don’t sweat it. This can always be changed after a home is purchased. Minor cosmetic elements of the home can usually be updated- including light fixtures, flooring, and other elements that may be unseemly at the time of purchase.

What You Shouldn’t Compromise On During the Home Search

While some elements of your home are meant for compromise, others are not. Don’t compromise on these aspects of a home if you are in the process of buying:
  • Location: The location of your home cannot be changed, so it is important to choose a location that fits your needs and budget. A home’s location will determine the property taxes as well as the school systems nearby.
  • Damage: If the home has a considerable amount of damage, this should not be an element that is compromised on. Cracked foundations and uneven foundations can lead to very expensive repairs later on.
